I'm using a premium apartment company in Krakow that flips apartments for me; They buy in development state, finish it in a beautiful way and sell it again (they have departments for every part of the process). The yearly ROI is between 15-80%.
What do they need you for?

You can buy a large number of apartments in a country with good short-term rental potential (Airbnb rental) and achieve a return on investment in excess of 10%.

This was my plan for Ukraine, they had an APY of >30% on AIRBNB apartments if buying properties, but you could have rented them for $200-250 a month instead of buying, and do AIRBNB with $20/day.
A cleaner for $300 would take care of all the properties.
Doing that with 20 units you'd be doing well and could spend your time and money with one of the slim and blond Ukrainian beauties.
But then the war came.

Before, I earned 12% yearly with Prasac MFI (3 years USD deposit), but that rates are not possible anymore. Anyway, I found a much better yield now.

No currency risk, term deposit in USD.

But that was the past, things are changing fast and there aren't any two digit returns on usd deposits left in SEA, not in Myanmar, Laos nor Cambodia. Nowadays you can't get more than 6% on a yearly USD deposit.

Well, that's actually not true, you still CAN get 10% on a 5 year deposit, if you trust 'entities' like Panda Bank.

Let's say I know too much about its background and financials, so personally I wouldn't do it.
But maybe their 7.2% flexible deposit is flexible enough to get out if the time comes. Still, too much risk for me.

That's entirely correct. I never did any business with @JohnnyDoe although some of my messages can be read in a way that suggests the opposite. However, I did look into his proposals and his ventures and came to the conclusion that @JohnnyDoe is entirely legit and worth the trust of all users here. I can recommend him.

What are gay REM phases? This is Europe, you need to be trans or at least gay to win anything these days. What else can I do than fake it until you make it or keep dreaming of it?

Easy 30% but you need to manage it: find the people for the job, plumber, electrician, architect, review that the job IS done properly... everything. If you leverage that to a contractor, bye bye to your 30%. Btw IS not that much job compared to the profit, and Spain taxes "only" 19% on that if you are not spanish.

Does not sound that passive. There was a honest gentlement here on the forum who had a "fund" for fix and flip in anohter EU country. I have not invested in it but deem it legit.

I am not recommending him as he might not appreciate my effort to boost his business on OCT too (see @JohnnyDoe above).

That's true, is not that passive. Every week you have to manage the people until everything is done. Also you have to search for properties, which is not that easy neither...

There's a company in Spain that manages all this for you (never hired them, but I talked with them), but as you say, the profit goes down pretty quickly. Maybe you end with just a 7-10% yearly but you forget about everything. Just give the money away and wait.
