UAE golden visa - real estate investor

Hi,

Could someone share some lights and experience on the process to apply for a UAE golden visa through a AED 2M+ real estate purschase? I am planning soon a trip to Dubai to deal with this (property is bought and I have the title deed), and as the admin of this country is always full of suprises, I would like to get some feedbacks first to prepare.

After lots of time wasted on ICP website and GDRFAD, I understood the application for the golden visa (via real estate purshase) must be made through the Dubai Land Department. https://dubailand.gov.ae/en/eservices/request-for-golden-visa-investor/#/

It seems the application requires a walk in and cannot be made online. I guess for the medical test.

My questions:
- How long does it take to "submit an application", a simple walk in with the required documents + medical test and then it is possible to just leave the country? Or is there some need to stay in the country until the golden visa is approved?
- Does the medical visit actually happens at the center like they say or it needs to be booked separately with the usual smart salem? "A customer will perform a medical examination at the center" they say.
- For the required documents they mention this below, are there actually more they ask for or is that is?
1- A passport​
2- Availability of an e-Certificate of Title / Title deed​
3- A personal photo​
4- UAE ID (if any)​
5- A copy of the current residence permit (if any).​
- What is the process when they have accepted your application as regards to the emirates ID, is there a way to get a digital copy of it without going back to UAE? (I need this fast in order keep my phone number active...). Then how do you get your physical emirates ID, another visit to DLD?
- In my case, my resident visa recently expired, do you know if will they force another finger print appointment or they will be able to use the ones already taken?
- How long did the golden visa process take for you until accepted?

Seems local (to be confirmed) health insurance is a need.

Also, need to stay in the country during the process "I undertake to commit not to leave the country either myself (or my dependents if the application is for dependents) until the issuance of the residency approval & printing the Emirates ID"

Yes, walk-in to DLDCube or GoldenCube or similar offices. I got pre-approval same day, medical test 3-4 days later. You need to stay until it's approved, but it's usually very fast - I would say 7-10 days, unless you already have a visa (in which case, it would need to be canceled and that will take more time).
You can leave before getting the physical Emirates ID, if you wish to, which would require 2-3 more days.

In my experience, I went to the one they said and got a "VIP package" included in my golden visa fees. All done in 5 minutes with no waiting.

As far as I remember, that's it.

I got the digital copy immediately after visa approval, but for most things the physical one is required (bank, phone providers).

Not sure. In my case, no fingerprint was needed but my previous Emirates ID was not expired.
- How long did the golden visa process take for you until accepted?
For pre-approval, less than 1 day.

no, not in this life. you only need to do this once.

It seems they also want a proof of health insurance, in everything they write online, they say it is needed a local one. But I wrote to them per emails and they told me that a foreign one that covers UAE is good enough too.

no, not in this life. you only need to do this once.

For me, it was not even asked, but if it's your first residence in UAE it may be different.
 
I think they may have started the health insurance requirement as a business now, as they have a "specialized department" (email address) for it and reselling these at twice the price.
