Sadly you don't get EJARI for it. UAE banks accept only EJARI - an officially registered tenancy contract - or hotel tenancy agreement. So these options are pretty straightforward yet some may find it expensive. Thing is that you can buy a tenancy contract for one-time use from myriads of Consulting agencies which sell them for AED 2000.

I haven't tried it, but you may. Just make sure you ask for some Utility bills as well.

Isn't there no chance to check if some of it is real or is all plain scam ?
Of course renting an apartment on a fake contact is a plain scam. But there should be enough nice dudes with lower income that will let you stay at their place for a night or two with a long-term rent contract for low amounts. This way, you know what is going on.
