Buying a house in the Philippines as a foreigner

I was just there in PH with an Aussie colleague who bought a chunk of land. Not that hard really. You'll need a PH national to buy the land and then you take a 99 year lease on that with all the rights in your favour. There are lawyers that specialise in this investment technique.
That's absolutely a gambling. I would never do that, but everybody has his own risk appetite. PH lawyers are rough

Do you know what's the situation in Malaysia (KL to be precise)?
Unfortunately I don't. I have been there (KL) just twice and both for a few days as a tourist. Can't make a judgement about that.

Been today to check out a relatively new built tower in Makati (2016), saw a couple of units, they are selling 65 sqm for 16M... directly from megaworld. Even if not off plan, prices directly from them are totally crazy.

This country is a dysfunctional circus.
Make money in it doing bussines , but buying "assets" ........... it is not an asset until you sell it.
Try that.
If someone want to sell to me, I'm buying at 65k/sqm :p

Problem is quality of the buildings in 90% of the cases is total crap, and badly maintained.. and who got scammed by megaworld is convinced they are "investing" so therefore they try to sell at crazy prices.

In the PH if you are foreigner you can buy only condos but bad idea if you want to keep it for years, constructions matetials are s**t and you don't going to make any money if you resale. If you are not married to filipina you will be on tourist visa all your life. Choose remote area in province near beach. Hire lawyer or attorney to create inc with random filipinos names and buy your lot and build your house with that inc. You will own it. Take your 9A visa (working) you type random job the immigration office don't really care, you should renew every 3yrs.

You want to hold 20k USD in filipino bank account for that, taking the health test, blood samples, going to interview in main office, etc. You want to be low profile and under the raddar?

Haha is not for everyone who PH is one of the best country for foreigners to fly under the raddar.

nah not really, but in the end it doesn't make that much of a difference.
if you want to be under the radar, then yah just be an eternal tourist.
Haha is not for everyone who PH is one of the best country for foreigners to fly under the raddar.

Most of foreigners who want to live in PH longer don't choose retirement visa only if they are already old and can't be married anymore because they never divorced previously. Guys under 65 99% of time find girls and get matried so you get your 13A resident visa for 300USD, and you get all benefits you needed.
