Which means at least -2% in purchasing power due to debasement. You are losing money.
Real estate is not easy. Hard to equal the results of REITs.

It's not easy. But I am chasing total return i.e capital appreciation and yield together while maintaining a strategic amount of my wealth outside the banking system. The yield is of lesser importance to me compared to other two requirements.

On the other hand you don’t have to deal with all the headaches, you let experts manage the properties and you own a portfolio that you would never be able to build yourself unless you were a multi billionaire.
