Real estate deal with 70k margin
I own two lots in a high-growth city in the US with high demand and low supply. The lots are .45 acres in total.
I'm acquiring the lot directly next to them, which puts the total at .68 acres
I’m going to resell them to a builder/developer/investor. Buildable land over half an acre with utilities is hard to come by in my area and people are overpaying. It’ll sell quickly.
Looking for someone that can cover acquisition cost of the third lot. It's only 5k. Buying from an older guy that's retiring, lives out of state, and doesn't need the land. Private sale. Closing set for Jan.
I would cover it myself or have one of my typical lenders fund the deal but they have higher minimums
As for the individual who can cover the cost of the third lot, it's a good way to make a quick, guaranteed return on cash instead of having it sit in the bank. Turn is ~1 month after closing.
The investor would front the 5k acquisition cost on the third lot. They would get back 5k (principal) + 2.5k (interest/ROI) within a month of closing
On top of this, it could serve as a benchmark for future deals and making additional money together.
