hey guys, did any of you think about buying / living on a private island? Or somebody has actually done that?
I don't really mean some isle in the Canadian wilderness or thousand acre Hawaiian island for a billionaire getting ready for an apocalypse or building Jurassic park but more like a small 7 figure couple of acres near mainland island in Belize, Panama, Honduras etc.
No need to respond with "you will get bored quickly" or "it will sink in 20 years anyways".

I’ve gone deep into that rabbit hole and I’m still there. I know far too much on the subject, more than what a single human being is supposed to know. And still, it’s not enough.
So, I can only tell you this: if you have time, money and you find an island you like, buy it without second thoughts. I guarantee you will have fun.

looking for a co-investor?
I'm really handy DIY guy who is fun to talk to - I just need a little corner where I don't see or hear anyone while enjoying the view

Unfortunately this is a recipe for disaster. See for example what happened with Star Island (west of Harbor Island).
You must do it all by yourself. Good news is that you don’t necessarily need a big budget. Bad news is that you will always, inevitably go over budget, irrespective of how big it is.

That’s essential on your island

This is essential when you start talking with the authorities

Remember you will have to deal with intruders. Yes the beach is public property blah blah… try this:

What would you recommend as the best approach to find trustworthy island brokers or sellers, and are there shareable resources you have found during your search?
Don’t approach the usual specialized brokers. You should start with local real estate agents, possibly independent ones that you can hire full time to conduct research for you.
Rent a boat and explore what you have found on satellite imagery.
Don’t be afraid to ask around.
