Buying property in Italy with Crypto

Hello everyone, i'm a new user but long-time lurker.

I would like to buy a property using crypto instead of fiat in my hometown in Tuscany. Investment is around 250-300K €.

How can i do it in practice?

I know it is possible but i don't think owners (often old people) will accept USDT directly, also finding laywers and notaries who knows how to do it must not be easy.
What about other EU countries like Spain, Cyprus, France, Bulgaria, Romania etc. ?

why wouldn't it be possible to buy a house in Italy with crypto? can't you buy with gold or different currency?

does anybody care whether the payment was actually made or when? no
does anybody care whether an equivalent of the price in the contract was paid in crypto? hardly

Sorry why can you not just convert your crypto to fiat at an exchange or EMI etc? ca#"!

Why do you need to keep it in crypto for the payment? ns2

I have bought and sold over 300 properties in various countries including Italy. So I am not just blowing smoke.
The major thing in any deal is to find out what the seller wants, Then you give it to them. If your seller wants cash in Euros and you want to buy with Bitcoin, there is no rule that the seller has to keep your BTC forever. There would be many ways to handle this, but one would be to pass the title to you only after the Commercialista handling the deal has accepted the BTC, converted it to Euros, and is in a position to transfer the agreed-upon cash to the seller. Easy.

PS: Anyone who says it's impossible or even difficult, just has not sniffed around or made any offers. For example, I have a 2 unit remodeled freestanding 1750 stone building in the historic center of Campione (COMO) and other properties. I'd be happy to sell for crypto--or buy any good deals with cash, gold or good mortgage paper... I have many friends who own various-sized properties in Italy who'd all be happy to sell for crypto, trade it for what-have-you, or otherwise make deals. As I have made these deals more than once, please have Selma Hayak give me a call ...

You are right. ABC Always be careful. It is easier for an Italian to be or pose as a Commercialista so I'd only deal with the local established ones that I know well. Never by property "sight unseen." I actually like to rent for a month before I buy, when possible. On all these topics I could write a book (and I have). These are my short answers.
There are also Fake Notaries but they are rare. In the South of Europe, Greece, Italy, Albania, etc. scammers are more common than in the North.

In Italy you need to have proof of payment when you sell property (or anything). You can't go in a real estate agency and announce you want to pay in crypto or they will show you the door quickly.

You can find somebody who wants to sell and is crypto-minded but even in that case you need to show at the Notary that you have made a transaction, and it will be either a check or a bank wire transfer.

Not really. Price is an essential element of a sale contract, whereas payment of said price is an obligation for the buyer deriving from the contract.
You can't go in a real estate agency and announce you want to pay in crypto or they will show you the door quickly.
That’s a different story, but I suppose there are agencies that know how to handle crypto.

The transaction can’t (shouldn’t) be done before the contract is executed.
The best way to proceed is to agree with the notary an escrow service, so that he guarantees the fulfillment of the payment obligation.
